Two Maine Passive House Buildings Prove You Can Skip Exterior Insulation

Passive House does not require continuous insulation. Two certified apartment buildings in Maine prove it, and both matter for how Massachusetts developers think about their own walls. Bayside Anchor in Portland and Village Centre in Brewer both carry the certificate, and neither has a single inch of exterior insulation on any wall. The reason is not a loophole. It is how the certification actually scores a building.

The Real Buildings

Bayside Anchor is 45 units in Portland, Maine, and it is certified. The wall is a 2x6 row, a 1 inch gap, a 2x4 row, and dense-pack cellulose. It was built for $142 per square foot in 2016, about 20 percent below the local average for the time.

Village Centre is 48 units in Brewer, Maine. When it finished it was the largest certified Passive House in New England. The walls are double-stud cellulose at R-40, and the finished building tested 40 percent tighter than the airtightness requirement.

Neither wall has exterior insulation. Both are framed assemblies filled with cellulose, sheathed and sealed, and nothing else. The performance comes from depth and airtightness, not from a layer of foam over the sheathing.

Why the Certification Never Asks for Foam

The certification scores the whole building against performance targets. It does not hand out credit for any single assembly, and it does not require continuous insulation as a line item. What it measures is how the building performs as a system.

Apartment buildings start that scoring with a head start. They are compact, so they have less exterior surface per unit of floor area than a house does. They are full of people and appliances generating heat around the clock. The targets account for both of those things, which means a multifamily building has margin a single-family building does not.

That is why a framed cellulose wall clears the target here. The wall does not have to be exceptional on its own. It has to be good enough that the whole building, compact and internally warm, lands inside its number. On these two projects it did, with no exterior insulation.

Most teams draw foam over the sheathing anyway, because everyone around them does. It becomes the default detail on the section drawing before anyone checks whether the model needs it. The certification itself never asked for it.

What This Means a Zone South, in Massachusetts

Here is the part that matters for Massachusetts developers. Maine is a full climate zone colder than Boston. A wall that certifies in Brewer is carrying more than it would have to carry in Worcester.

That margin travels. If a double-stud R-40 cellulose wall certifies a building in one of the coldest occupied corners of New England, the same wall has room to spare a zone south. The Massachusetts version of the project is the easier case, not the harder one.

The practical read is that a Massachusetts developer looking at Passive House does not have to assume exterior insulation is the price of entry. Two colder-climate buildings already cleared the bar without it. The question is not whether it can be done. It is what the leanest wall for your specific building looks like.

When Exterior Insulation Still Earns Its Place

None of this means foam over the sheathing is always waste. There are buildings where the continuous layer is the right call, and the way to know is to model the wall you actually have.

When the building is not compact. The head start these apartment buildings get comes from a low surface-to-floor ratio. A building with more exterior wall per unit of floor area has less margin, and the exterior layer can be what closes the gap.

When the geometry breaks the cellulose wall. A framed cellulose wall reaches its target on straightforward elevations. A building with heavy articulation, many corners, or thermal bridges the framing cannot break may need the continuous layer to reach the number.

When the target is above what depth can deliver. Bayside Anchor and Village Centre hit their targets with framed depth and airtightness. A more aggressive target, or a single-family building without the multifamily head start, can push past what a framed wall holds, and continuous insulation comes back.

When the wall has to be thin. A double-stud R-40 wall is deep. On a tight site or a floor plan that cannot give up the inches, exterior insulation on a shallower frame can be the way to reach performance without the wall depth.

The Decision Framework

Two certified buildings in a colder climate than Massachusetts, both with no exterior insulation, is not a rule that every wall should skip the foam. It is proof that the foam is not automatic. The certification scores the building, the building type does a lot of the work, and the wall only has to be good enough to land the system inside its target.

That is the whole reason to model the wall instead of copying the last one. Bayside Anchor and Village Centre found the leanest wall that certified their buildings, in their climate, at their scale. Yours might land on the same framed cellulose wall, or it might be the building where the continuous layer earns its cost. The only way to know which one you are holding is to run yours against the target and let the number decide.
