Why Lobby Windows Were Costing $200K Extra on a 200-Unit Project

On a recent 200-unit Massachusetts multifamily project, the team had specified the same high-performance windows everywhere. Residential units, lobbies, corridors, amenity spaces. All the same U-factor. That is not what the energy code requires. Residential units have strict window performance requirements, but lobbies, corridors, and amenity spaces have relaxed requirements. This means you can spec a cheaper window in every non-residential space and still be fully code compliant. When we ran the numbers, the difference between residential-grade windows everywhere versus commercial-grade windows where allowed was a six-figure swing.

The Real Project

The building was a 200-plus-unit mixed-use multifamily development in Massachusetts. The architect had drawn a clean, glassy ground floor with a generous lobby, two long corridors running the length of the first floor, and an amenity suite at the back of the building.

The window schedule called for the same U-factor across every glazing opening in the building. Residential unit windows, ground-floor lobby curtain wall, corridor borrowed lites, amenity-space windows, exterior amenity doors. One spec everywhere.

That choice felt like a simplification. One window package to procure, one set of submittals, one installer training session. In practice it was leaving money on the table.

The energy code does not treat all of those spaces the same. Residential units sit under the residential provisions, with the tighter U-factor requirements that the high-performance window package was designed to meet. Lobbies, corridors, and most amenity spaces sit under the commercial provisions, with a relaxed U-factor target.

The Code Differential

The Massachusetts energy code splits residential and commercial occupancies for fenestration. The split shows up in the prescriptive U-factor tables and it carries through the performance path.

Residential dwelling units in a heating-dominant climate zone face a strict U-factor requirement. To clear that target, the design typically lands on a double pane with a low-e coating and a warm-edge spacer, or in some envelope strategies a triple pane assembly. The window unit cost reflects that performance.

Lobbies, corridors, and most amenity spaces are not classified as residential dwelling units for code purposes. They sit under the commercial fenestration tables, which carry a more relaxed U-factor target. The window assemblies that meet the commercial threshold cost less per square foot, sometimes substantially less, especially on large glazed areas like a lobby curtain wall.

That is the entire mechanism. Two different occupancy classifications in the same building, two different code requirements, two different window unit costs. The savings sit in the gap between them.

What the Numbers Were on This Project

The project we modeled was large enough that the non-residential glazing area added up. The ground-floor lobby carried a significant curtain wall, the corridors carried borrowed lites and exterior windows, and the amenity spaces carried several large window walls.

Across those areas, the difference between a residential-grade window unit and a commercial-grade window unit ran into the high tens of dollars per square foot on the larger assemblies. Multiplied across the non-residential glazing on a 200-plus-unit building, the swing landed in six figures.

That is a six-figure cost reduction with zero performance loss in the residential units that actually drive the energy model. The residential window package stays where it was. The non-residential window package drops down to what the commercial table allows.

This kind of finding is one of the most common cost reductions we surface during feasibility studies. It does not require an HVAC change, a DHW change, or an envelope rework. It is a window schedule edit that pays for itself many times over.

When the Same U-Factor Still Makes Sense

The pattern on this project is not a blanket directive to mix two window vendors on every building. There are projects where the simpler one-spec approach is the right call.

Smaller buildings where non-residential glazing is minimal. On a 30-unit walkup with a modest entry vestibule, the commercial window area is small enough that the savings do not pay back the dual-procurement complexity. One window package is the right call.

Procurement environments with strong bulk pricing. When the developer has a relationship with a window manufacturer that prices aggressively on volume, the per-square-foot delta between residential and commercial assemblies can compress to the point where the savings are no longer worth the schedule risk of two packages.

Buildings pursuing a non-code program with stricter fenestration requirements. PHIUS, NextGen, or some incentive programs may push the entire building toward a single high-performance window standard regardless of code occupancy. On those projects the residential spec wins everywhere and the code differential becomes irrelevant.

Designs where the architect wants visual continuity in the storefront. Aesthetic decisions are real. If the design intent is a continuous glazing language across the residential floors and the ground floor lobby, the commercial substitution may not be on the table.

The Decision Framework

The right answer on a window schedule depends on the specific building, the specific code, and the specific design intent. On the 200-plus-unit Massachusetts project we modeled, mixing a commercial-grade window into the lobby, corridors, and amenity spaces was a six-figure cost reduction with no compliance compromise. On a different building, the math could compress.

The way to know whether the substitution makes sense is to look at the actual non-residential glazing area, the actual window unit cost delta, and the actual code targets in the climate zone the project sits in. We catch this constantly in our feasibility studies because the default window schedule almost never gets challenged. If your window schedule has one U-factor across every space in the building, it is worth asking why.
