Under Massachusetts Specialized Opt-In Code, mixed-fuel buildings must comply with the Solar Mandate. If your building uses any combination of gas and electric (rather than being fully electric), it must include solar photovoltaic panels sized to offset the building's energy use. Even a single gas appliance makes the building mixed-fuel and triggers the requirement.
The solar requirement is not small. On this project, the panels, inverters, racking, and installation added approximately $25,000 per unit to the construction budget. On top of that, the electrical system needed solar-ready pre-wiring at roughly $2,500 per unit.
The gas range itself cost $1,200. The total cost of the decision to include it was over $28,000 per unit.
Why Developers Get Caught

The all-electric path also qualified for higher Mass Save incentive tiers, which further offset the induction range premium. The net savings after incentives were even larger.
