A feasibility study answers the most expensive question in multifamily development: which energy code compliance path actually costs the least for your specific building?
Most developers pick a compliance path based on what their architect or mechanical engineer recommends without comparing alternatives. That single decision can cost $5 to $15 per square foot more than it needs to.
What a Feasibility Study Does
A feasibility study takes your actual building plans and models them against every viable compliance path. It compares the mechanical systems, envelope assemblies, and equipment required for each path, then calculates the total construction cost for each one.
The output is simple: Path A costs this much. Path B costs this much. Path C costs this much. Here is what we recommend and why.
For example, on a recent project we studied, one compliance path required heat pump water heaters in every unit at significant cost. An alternative path used a different mechanical strategy that avoided that requirement entirely while still meeting code. The savings were over $4 per square foot across the building.
Without the feasibility study, the developer would have gone with the first path their mechanical engineer proposed and never known a cheaper option existed.

The savings come from several places:
Mechanical system selection. The difference between ductless mini-splits and ducted central systems can be 6 to 8 HERS points per unit. That gap changes what your envelope needs to do, which changes your insulation costs, your window specs, and your air sealing requirements.
Envelope optimization. Sometimes adding slightly more insulation in one area allows you to use less expensive windows. Sometimes the opposite is true. The feasibility study finds the optimal balance.

The worst time is after construction documents are complete. By then, your systems are spec'd, your permits may be submitted, and changing course means redesign costs and schedule delays.
If your project is somewhere in between, it is still worth doing. We have found savings even on projects where CDs were nearly complete, because the modeling often reveals that small specification changes (different water heater, different window U-value) can shift you to a cheaper compliance path without a full redesign.
